Garden Room With a Toilet or Bathroom: What's Involved?
Adding a toilet, shower, or basin to a garden room transforms it from a simple outbuilding into a much more versatile space. Whether you want the convenience of a WC for a home office, a shower room for a garden gym, or a full bathroom for a guest annexe, plumbing is achievable — but it adds complexity, cost, and regulatory considerations that you need to understand before committing.

Why Add Plumbing?
The most common reasons homeowners want plumbing in a garden room are convenience (not having to walk back to the house to use the toilet during a working day), gym use (a shower after a workout), guest accommodation (an en-suite for a guest bedroom or annexe), and business use (a salon, treatment room, or studio where clients need facilities).
For a home office, a simple WC and basin may be all you need. For a gym, a shower and basin are the priority. For guest accommodation, a full bathroom (WC, basin, and shower or bath) is typically required.
Water Supply
Getting water to the garden room requires running a pipe from the house's mains water supply. This is typically a 15mm or 22mm MDPE (medium-density polyethylene) pipe buried in a trench alongside the electrical cable.
The pipe must be buried at a minimum depth of 750mm to protect it from frost (the UK frost line is approximately 450mm, but 750mm provides a safety margin). In areas with particularly cold winters, or for long pipe runs, additional insulation around the pipe is advisable.
The water supply pipe should be fitted with an isolating valve at both ends (at the house and at the garden room) so the supply can be turned off independently. If the garden room will have hot water, you will need either a small electric water heater (instantaneous or storage) installed in the garden room, or a hot water pipe run from the house (which is more expensive and loses heat over distance).
Typical cost for water supply: £500–£1,500 depending on the distance from the house and the complexity of the installation.
Drainage Options
Drainage is usually the most challenging and expensive aspect of adding plumbing to a garden room. There are three main options.
Gravity Drainage
Gravity drainage is the simplest and most reliable option. The waste pipe from the garden room runs downhill (at a minimum gradient of 1:40 for a 40mm pipe, or 1:80 for a 100mm soil pipe) to connect to the existing drainage system — either directly into a manhole/inspection chamber or into the house's soil stack.
This option works well if the garden room is close to an existing drain and the ground levels allow a downhill run. If the garden room is far from the nearest drain, or if the ground slopes the wrong way, gravity drainage may not be practical.
Typical cost: £1,000–£3,000 depending on the distance to the nearest drain and the amount of excavation required.
Macerator System
A macerator (such as a Saniflo) is an electrically powered unit that sits behind or beside the toilet. It grinds the waste into a slurry and pumps it through a small-bore pipe (typically 22mm or 32mm) to the nearest drain or soil stack. Because the pipe is small and the waste is pumped, the pipe can run horizontally or even slightly uphill, which gives much more flexibility in positioning.
Macerators are the most popular solution for garden room toilets because they avoid the need for a large-diameter soil pipe and a gravity fall. The unit handles waste from a WC, basin, and shower (some models can handle all three).
The disadvantages are that macerators require electricity to operate (so they do not work during a power cut), they can be noisy when flushing, and they require periodic maintenance. The pump unit typically costs £300–£800, with a lifespan of 10–15 years before replacement.
Typical cost (unit + installation): £800–£2,000.
Soakaway (Grey Water Only)
A soakaway is a pit filled with rubble or a proprietary soakaway crate that allows grey water (from a basin or shower, but NOT from a toilet) to drain into the ground. This is the simplest and cheapest drainage option, but it is only suitable for grey water — you cannot connect a toilet to a soakaway.
Soakaways require suitable ground conditions (permeable soil, not clay) and must be positioned at least 5 metres from any building and at least 2.5 metres from any boundary. They are not suitable in areas with a high water table.
Typical cost: £300–£800.
Building Regulations
Adding plumbing to a garden room is likely to trigger Building Regulations requirements, even if the building itself is exempt based on its size. The regulations cover drainage connections (Part H), ventilation of sanitary facilities (Part F), hot water safety (Part G), and electrical safety of any associated electrical work (Part P).

In practice, the drainage connection is the element most likely to require Building Control involvement. If you are connecting to the existing drainage system, Building Control will want to inspect the connection to ensure it is properly made and does not compromise the existing drainage.
Ventilation Requirements
Any room with a toilet or shower requires mechanical extract ventilation — typically an extractor fan with a minimum extraction rate of 15 litres per second for a bathroom or 6 litres per second for a WC only. The fan should be connected to the light switch (with an overrun timer) or operated by a humidity sensor.
Natural ventilation (an openable window) is also required in addition to mechanical extract, unless the room is an internal space with no external wall.

Practical Considerations
Frost protection is essential. Water pipes running to and within the garden room must be insulated against frost. If the garden room is not heated continuously during winter, consider trace heating (an electric heating cable wrapped around the pipe) to prevent freezing.
Waste pipe routing should be planned carefully. The pipe run from the garden room to the drain should be as short and direct as possible, with adequate access for maintenance. Inspection chambers (manholes) may be needed at changes of direction.
Floor level may need to be raised slightly to accommodate waste pipes running beneath the floor, particularly if a gravity drainage system is used.
Kitchenette plumbing follows similar principles to bathroom plumbing. A small sink with hot and cold water requires the same water supply and drainage infrastructure. If you are adding both a bathroom and a kitchenette, the plumbing can often share the same supply and drainage runs, reducing the overall cost.
